WEATHER RELATED INFORMATION

Please be advised that it is an owner responsibility to have the unit checked immediately following any severe storm event.  The Association does not have adequate staffing to perform an interior check for every unit which may or may not have been affected.

In accordance with the documents of Harbour Isle, it is the responsibility of the unit owners to provide someone to monitor the individual units. It also states that the owners must provide the name and contact information of these individuals or companies to the Association or Management.

In order to protect the Association from any and all liability, keys and access to units will not be permitted without prior approvals from the unit owners as stated above. Please then provide the Manager’s office with the above listed information at the earliest possible convenience, preferably via email or in writing for a record copy.  It is also recommended that if you have sustained any damage to your unit, you advise your individual homeowner’s insurance company and maintain all receipts.

 Because a number of units, particularly on the ground floor, have been affected by some sort of water intrusion, we have been conducting an ongoing investigation into the possible sources of water entry. 

It appears the majority of water is entering through the A/C intake/exhaust grills on the rear sides of the buildings.  Since each A/C unit services only one owner’s unit, maintenance and repair of these units is the individual homeowner’s responsibility.  Because a number of units appear to be affected by this possible entry point, the Association is being proactive by attempting to collect as much information as possible to ultimately find a solution.  The methodologies for repairs, cost of repairs, etc. are not a cost to be borne by the Association since every unit is NOT affected.

News and General Interest   

 

The roundabout is proceeding slowly but surely, with no major design changes from the original plan. Drainage construction is complete, and the underground street light wiring and irrigation for the roundabout landscaping is in place. You may have noticed that the contractor is focusing more on the construction of Seaway Drive than the roundabout itself - this is because the roundabout and the associated curbs and sidewalks would obstruct some of the heavy Seaway Drive construction. The roundabout will take shape later in the process.

On Seaway Drive, all the underground utilities are complete. The 10 ft sidewalk along the south side of Seaway has been installed. There are a few areas that have a temporary asphalt sidewalk because of old utility poles that need to remain in place for a while. The roadway base rock for the east bound travel lane has been stabilized and primed for paving. Paving on the east bound lane is scheduled to be completed by the end of January. Upon completion, traffic will be shifted to the new east bound lane and construction will start on the west bound portion.

This entire phase of construction from the bridge to Bayshore (including the roundabout) is now scheduled to be complete on July 22. This date has slipped a few times, and it may be pushed out a bit more, but we will certainly see a completed roundabout this year.

Seaway Drive and the roundabout will have curbs and landscaping that will prohibit people from pulling off and parking along the side of the road. The parking along the shoulder has resulted in the creation of mud holes when it rains and dustbowls when it is dry.   Once complete, the parking situation at Chuck's will need to be permanently addressed.


The last phase of road construction in our area will be Seaway Drive and A1A from Bayshore to Gulfstream. This phase will include a new roundabout at the corner near Jetty Park. The city recently acquired additional property from the old motel that provides more room for that roundabout. Permits have been issued for this last phase and construction will probably start late this year, but we haven't seen any firm dates.

Jetty Park is also scheduled for a much-needed overhaul. Plans look really nice for this new park. Additionally, there is a "linear park" in the works. This is basically a wide walkway that will eventually stretch from the Jetty all the way up the bridge. You can see the initial phase of this walkway has already started at Jetty Park. The city has secured right-of-way along the water at certain properties, and the walkway will veer out to run along Seaway Drive for the remaining portions.

 

FPL’s Nuclear Power Plant on South Hutchinson Island will have a $651 million upgrade beginning in 2010. Construction will take 2 years and there will be 1000 jobs on the construction workforce. This is good economic news for our area.
